Evidence for landlord repair problems

TraceFolio organises and reports on the documents you supply. It is not legal advice, it does not decide who is right, and it cannot confirm that a supplied document is genuine. Where the evidence is silent, the report says so in Missing or Uncertain Information rather than filling the gap.
Privacy and verification
Your report is visible only to your account. Source documents are deleted 24 hours after processing, while the hashes and the verification record are kept so the report stays checkable. Certification receives cryptographic fingerprints and processing details, never the documents themselves.

Questions people ask
Can TraceFolio prove my landlord ignored my repair request?
No, it cannot prove intent or fault. It can show, with source citations, when a report was sent and whether the documents you supplied show a reply and when.
What if my photos don't have visible dates?
The report will note the photo was undated or that a date could not be confirmed, rather than guessing. Photos with metadata timestamps or accompanying dated messages are more useful.
Will this replace advice from a housing charity or solicitor?
No, TraceFolio does not give legal advice. It organises the evidence you already have so it is easier to hand to an adviser, ombudsman or court.
Can I use screenshots of text messages?
Yes, image uploads are read using OCR, so screenshots of texts or WhatsApp messages can be included alongside emails and letters.
